Our Process
Pre-Construction Process
Philomeno & Salamone is committed to design and community planning excellence. With over 35 years of home building experience, we have developed and refined a multi-step process that allows homebuyers to stay involved in every critical stage of construction. This 6-Step Process ensures our superior attention to custom workmanship and client care. It also gives homebuyers a chance to witness the quality materials and disciplined approach to construction that forms the foundation of their new home. At Philomeno & Salamone, we understand that building your dream home may be overwhelming. By joining us in the construction process, we hope that you will enjoy the rare and thrilling experience of watching your dream become a reality.
Step 1: Pre-Construction Meeting - Before construction begins, you are guided through the building process by Philomeno & Salamone Real Estate’s sales team. Homebuyers will then meet with our interior designer, Jocelyn Philomeno, to select your home’s features and options. Jocelyn works hand-in-hand with you to tailor the home to your unique lifestyle and budget.
Step 2: Pre-Drywall Frame Walk – If you purchase a home that is in the phases before drywall installation, you will be guided through your home by a Philomeno & Salamone construction professional to inspect the inner workings of your home, view its quality components, verify optional features you have selected, and ask questions.
Step 3: Quality Assurance Inspection – Before the final walk-thru, Philomeno & Salamone conducts its own quality control check to ensure everything is in proper working order and up to quality standards. Any needed repairs or touch-ups are made and the home is thoroughly cleaned in preparation for the Pre-Settlement Walk-Thru.
Step 4: Pre-Closing Orientation - When your home is completed, a Philomeno & Salamone site manager will take you on a room-by-room tour to explain the custom features and operating procedures for all aspects of your home as well as clarify our service procedures.
Step 5: Three Month Follow-Up Visit - To reinforce Philomeno & Salamone’s commitment to customer satisfaction, a service check is scheduled approximately three months after closing. This is initiated by the new homeowner by sending a certified letter that includes a list of items that need attention.
Step 6: Eleven Month Follow-Up Visit – Philomeno & Salamone’s commitment to homeowner satisfaction continues eleven months after closing by handling any required warranty work, discussing possible issues, and answering any questions that you may have.
